Daniel J Baum (Dan) is an attorney with a philosophy of thinking ahead, minimizing risk and maximizing results.  After graduating from law school and passing the Pennsylvania and New Jersey state bar exams, Dan worked for a large international law firm representing a national bank in foreclosures and loss mitigation.  He has also worked for a national real estate company, providing regulatory guidance to its affiliated mortgage lender and title agencies.  Prior to opening his law practice, Dan conducted table and escrow closings for multi-million-dollar real estate transactions at a commercial real estate settlement company in Pennsylvania.  Dan has handled hundreds of transactions ranging from commercial and residential refinances, purchases, new construction, REO bank transactions, tax sales, hard money financing, divorce buy out refinances, and estate sales.  Some recent notable transactions include the sale of an old church in West Philadelphia and the purchase of a gas station in Delaware County.   Dan is an Approved Attorney with Old Republic National Title Insurance Company and First American Title Guaranty Company in Pennsylvania.
